Literally translated to "my rent" in Arabic, Ejari is a system used in Dubai to register rental contracts for properties. It is an online registration system developed by the Dubai Land Department (DLD) and the Real Estate Regulatory Agency (RERA) to regulate the rental market and protect the rights of both landlords and tenants by formalizing their relationship. All rental contracts in Dubai must be registered with Ejari, including residential, commercial, and industrial properties.
How does it work?
The system generates an electronic contract that outlines the terms and conditions of the tenancy agreement, including the rent, payment schedule, security deposit, and other terms and conditions.
Do I need Ejari as a tenant or landlord?
Landlords are required by law to register the rental contract with Ejari within 30 days of signing the agreement. Tenants are also required to register the contract with Ejari when renewing or updating their tenancy agreement. To register a rental contract with Ejari, landlords and tenants must provide certain documents, such as passport copies, Emirates ID, and the title deed or sales contract for the property.
How does Ejari protect me?
Ejari registration provides legal protection for both landlords and tenants, as it serves as an official record of the tenancy agreement. It is also required for any legal action related to the tenancy, such as eviction or rent disputes. Ejari guarantees your right to file a lawsuit and request that the court look into your case if you have a disagreement with your landlord. In the event that you have not registered with Ejari, the court will immediately dismiss your case.
What are the key factors for securing an Ejari conract as a tenant?
■ To register an account with the Dubai Electricity and Water Authority (DEWA), which ensures your water and electricity services are up and running before moving into your new home.
■ Legal protection in case of a dispute with the landlord.
■ Building and community management companies will need an Ejari certificate before providing any services.
■ In order to grant or renew a trade license for business purposes.
Do I apply online or in-person?
You can apply online via any of the following governmental applications: Dubai REST App, Dubai Now App or Dubai Land Department's website (Ejari system). To apply in-person, you can visit any real estate services trustee centre such as Al Manara, Al Taresh, Al Twar, Al Tabu and Takhlees.
What are the fees associated with Ejari?
Through the apps or system:
■ AED 100 for the registration of Ejari contracts (excluding VAT)
■ AED 10 knowledge fee
■ AED 10 innovation fee
Through the real estate services trustee centres:
■ AED 120 + Service Partners fees of 95 AED + VAT on Service Partner fees
How long will the whole process take?
